What determines the fee.

Ranges are wide because projects are wide. Here is every variable that affects the fee — so you can estimate your cost before you even contact us.

Project sizeLarger projects have more trades and more line items — the estimate takes longer. A 10,000 sf building costs less to estimate than a 200,000 sf one.
Drawing completenessSchematic drawings produce higher-contingency estimates; permit-set drawings produce tighter ones. We price on what we receive.
Turnaround speedExpedited (24 h on a standard scope) carries a 20% premium. Rush (12 h) carries 50%.
ComplexityComplex MEP systems, unusual structural systems, or international materials sourcing take more research and carry higher fees.
